How Our Program Works….

We own hundreds of real estate websites in markets all over the U.S. that are already organic search engine traffic of people looking for homes for sale.

You simply “sponsor” one of these websites. (You don’t have to pay anything, but get to use it as if it were your own website as long as you are in the program).

You then pay for an IDX service, so we can add real estate listings on the website (it’s the home listings that are the value of the website, and lure people into registering and converting them into leads). The IDX service starts at $40 a month for a single agent through IDX Broker.

After your IDX feed is approved by your MLS and broker, we begin to integrate the listings into our website and optimize the heck out of it, with you as the contact person. The website will slowly start dominating the search engine rankings, and will produce more and more buyer leads for you each month.

So What Do I Have to Do With These Leads

You Have to Work Them and Work Them Good. These are leads, and won’t necessarily use a mediocre agent just because they use their website.

Because we (and you) won’t make any money off of this system, unless the leads actually become clients, then closings, we require that our clients show they are working the leads. We will only approve real estate agents and brokerages who we believe can close leads.

Minimum Lead Working Requirements

  • Every lead must have at least 3 attempted phone calls at different times of day and days of the week.
  • If the phone number doesn’t work, or there are no answers, each lead must have a minimum of 3 email attempts and contacts.
  • You must submit a weekly (or monthly depending on how many leads you’re getting from us) report explaining the status of your leads, and the names of the clients you are working with.
  • You must get a secondary phone number (free through google voice) that is used as the phone number on the sponsor website so call in leads can also be tracked.
  • Until an agent/brokerage proves they are diligently working the leads effectively, there will be a $5 per lead up front charge for the first three months. This per lead fee will be refunded at the first referral closing(s).

After a year in our program we can change your lead referral fee, then we will actually charge you less per lead, based on the following scale:

If your conversion rate is greater than 5% the referral fee is just 10%
If your conversion rate is greater than 4% the referral fee is just 12%
If your conversion rate is greater than 3.5% the referral fee is 14%
If your conversion rate is greater than 3% the referrall fee is 16%
If your conversion rate is greater than 2.5% the referral fee is 18%
If your conversion rate is greater than 2% your referral fee is 20%
If your conversion rate is less than 2%, we may find another real estate agents to take over the website sponsorship, and receive the leads in your area.

How Many Internet Real Estate Leads Will I Receive?

The number of leads you will receive will vary depending on how big your market is, how competitive online real estate marketing is in your area, and how established the “sponsor” site already is.

SEO work takes time. There may only be a few leads the first few months, but the number of leads you receive should increase every month. If you do not receive at least 4 leads each month we will pay your monthly IDX feed for you.

We will limit the number of leads an individual agent can work to 100 leads a month. When “sponsor” websites generate more than a hundred leads a month, there must be other agents on the team or in the brokerage that are also working leads. No one agent can efficiently work more than a hundred leads a month and still get the attention each lead needs.

Other Benefits of the Program

The great domain name you’ll have (sponsor) and the high search engine rankings are also a great way to get listings. Impress sellers by letting them know that their home will appear on “MesaArizonaRealEstate.com” or “RichmondVirginiaHomes.com
